Bay View, But No One to See It

The  name implies a scenic view, but nobody is looking out the windows of Haborview Court in Sodus Point. The seven townhouse-style condominiums remain empty, apparently complete, but lacking a certificate of occupancy. The village is looking forward to new residents. So what’s the problem?


SODUS POINT - August 3, 2011 - Residents of Harborview Court in the Village of Sodus Point would need only to look out of their windows to catch a view of Sodus Bay-if anyone lived in the complex. Harborview Court was built in 2005, but its owner or owners never performed the final work needed to qualify the condominium complex for the Certificate of Occupancy that all residential properties must have, says Village of Sodus Point Mayor Michael Sullivan. That lack of action on the certificate, also known as a “C of O,” left the complex’s seven townhouse-style condominiums empty, and village officials scratching their heads.

“We’d love to see the them occupied,” Sullivan says. Harborview Court sits at the intersection of Rte. 14 and Sentell Street, a pair of two-story buildings surrounded by lawns. Wooden decks face the road, seeming to wait for residents in lawn chairs to kick back and quaff cool drinks. But for a hole in one condominium’s window, the outsides of the buildings appeared to be in good shape last week. Al Hendrikse, code enforcement officer for the Village of Sodus Point, says the buildings appear to be sound.

“They look ready to go from the outside,” he says.  As fine as the complex might appear to be, why does it lack the all-important C of O? Sullivan says Harborview Court’s owner would need only to perform minor work on parts of the sewer lines serving the complex in order to qualify for the certificate-a job that would take no more than two days.
“It’s really a matter of three manholes that need some work done to them,” he explained.

Little could be learned about Harborview Court’s owner. Sullivan says tax records list Sodus Properties LLC as the owner of the complex, but give no other information about the company but a Greenwich, Connecticut address. Sodus Holdings also owns a recreational vehicle park of just less than 10.9 acres and the 1.3 acre Sodus Marina, he says.
An online search for Sodus Holdings LLC was fruitless.

Ray Robinson, manager of the Sodus Marina, says he takes care of Sodus Holding’s village properties. Robinson refused to divulge who owns them, but did say that they are for sale, and that their owners are not willing to invest more money in Harborview Court at this time. “They just don’t want to do nothing with it,” he says. For now, Harborview Court’s condos stand empty.
